Bed & Breakfast “Oan d’n Kikkerdijk” applies the following terms and conditions. They apply from the time of booking throughout your stay at our B&B.

General

These terms apply to all users of Bed & Breakfast “Oan d’n Kikkerdijk”, Maasdijk 109, 5308 JC Aalst, Gelderland. They take effect when a stay or rental agreement is concluded. A copy is provided free of charge on request.

• Guests must have a permanent home or place of residence.
• The owner is not liable for damage to, loss or theft of guests’ property. In the event of disputes, all legal and other costs are borne by the guests.
• All risks relating to a stay at Bed & Breakfast “Oan d’n Kikkerdijk” are borne by the guests.
• Guests must immediately report and compensate the owner for any damage to or loss of the owner’s movable or immovable property.
• Guests must follow the owner’s instructions.
• If guests breach these terms or behave inappropriately, the owner may immediately deny or refuse access to Bed & Breakfast “Oan d’n Kikkerdijk”, without further notice or explanation and without refunding accommodation costs.
• In the event of a disagreement, the owner’s records are decisive unless the guests can prove otherwise.

Guests of Bed & Breakfast “Oan d’n Kikkerdijk” must comply with the house rules below.

Stan Cornelissen and Marieke Cornelissen own and manage Bed & Breakfast “Oan d’n Kikkerdijk”, hereafter referred to as the owner. The owner may appoint a substitute.

Booking and confirmation

• There is no additional fee for booking a stay at Bed & Breakfast “Oan d’n Kikkerdijk”.
• The rental agreement may be concluded verbally, by telephone, in writing or by email.
• After receiving your booking request, Bed & Breakfast “Oan d’n Kikkerdijk” sends a confirmation, subject to availability, at which point the booking becomes final.
• Our booking confirmations refer to these terms and conditions.

Payment by private guests

• Accommodation costs at Bed & Breakfast “Oan d’n Kikkerdijk” must be paid in cash on arrival or in advance by bank transfer or Tikkie. Payment at the end of the stay is not possible.
• The owner may agree different arrangements with the guest. For bookings of seven days or more, the owner may request a deposit of 50% of the agreed rental price.

Business payments

Accommodation costs at B&B “Oan d’n Kikkerdijk” must be paid in cash on arrival or in advance by bank transfer or Tikkie. Payment by invoice may be arranged with a maximum payment term of 14 days.

Cancellation and no-show

If you are unexpectedly unable to fulfil the rental agreement, please notify us as soon as possible so that we can offer the dates to other guests.

In the event of cancellation or no-show, the contracting guest pays a fee to the owner.

The fee is calculated as follows:

• Cancellation 14 days or more before arrival is free of charge.
• Cancellation less than 14 but at least 7 days before arrival incurs 50% of the accommodation costs.
• Cancellation less than 7 days before arrival incurs 75% of the accommodation costs, except on the arrival day itself.
• Cancellation on the arrival day or no-show incurs 100% of the accommodation costs.

The cancellation fee must be transferred to IBAN NL65RABO00369090578 in the name of B&B “Oan d’n Kikkerdijk”. An invoice will be issued and must be paid within 14 days.

Any advance payment will be refunded by the owner in proportion to the conditions above.

B&B key

You receive a key to the B&B, which must be returned on departure. You are responsible for properly locking the entrance door.

A lost key costs the contracting guest €25, payable in cash at check-out or subsequently by invoice.

HOUSE RULES

Arrival and departure

• On your arrival day, the accommodation is available from 15:00. Check-in is possible until 23:00.
• On your departure day, the accommodation must be vacated by 11:00. Different times are only possible by prior agreement.
• No refund is given for early departure.

Breakfast

• Breakfast is optional and available only on request. Ask in advance whether it is available during your stay and what it costs. If arranged, we will agree a serving time with you.

Your stay

• Please avoid noise disturbance, particularly between 22:00 and 07:00.
• Use of the accommodation by third parties is not permitted.
• Visitors may not stay overnight without the manager’s permission and an additional payment.
• Vehicles may be parked on the driveway or across the road, but not in the neighbour’s parking space.
• Please put rubbish in the bin.
• Report any suspicious persons to the owner immediately.
• Pets are not allowed at Bed & Breakfast “Oan d’n Kikkerdijk”.
• Smoking is not allowed inside Bed & Breakfast “Oan d’n Kikkerdijk”. If smoking is discovered afterwards, a cleaning fee of €150 will be charged to the contracting guest and billed subsequently.
